 Property rates tariffs

The property rates tariff increase for 2026/27 is 5%.

Property rates revenue is needed to fund all the non-revenue-generating services, such as roads and other infrastructure maintenance, clinics, libraries and emergency services. It is a tax determined by the value of a resident’s property and not by their monthly income. There are no direct benefits to a resident linked to the amount of property rates payable, and no discount may be given for not making use of all collective municipal services.

Residential property owners enjoy a valuation rebate on the first R250 000, and pensioners and people with disabilities receive additional conditional rebates.

For the residential category of properties, the first R15 000 in value is legislatively exempt from the charging of property rates, and a further valuation reduction of R235 000 is granted by Council for property rates purposes.
